Jafra’s Heritage:

The year is 1956.  Elvis Presley first hits the music scene.  Grace Kelly marries Prince Rainier of Monaco.  Non-stick frying pans are introduced.  And JAFRA is born.   The place is Malibu, California, a beautiful oceanside community along the Pacific coast.  The co-founders are a young couple with a vision and a dream, Jan and Frank Day.  JAFRA’s unique name was derived by combining its co-founders’ first names (JA + FRA).    Jan and Frank studied the ancient beauty secrets of the Egyptians and the legendary Royal Jelly Milk Balm was born.  Royal Jelly became an overnight success and it has remained JAFRA’s signature product to this day.  The company expanded to include product collections in Skincare, Fragrance, Makeup and Bath & Body.   The Days’ dedication to empowering women went beyond helping them look and feel their best. JAFRA also provided women the opportunity to sell the JAFRA products as Independent Consultants.   Today, the Day legacy lives on in JAFRA’s mission and values. JAFRA Cosmetics International creates beauty products and business opportunities that cater to all that women need, allowing them to explore, discover, reinvent and reveal their true potential. With the slogan “freedom to be you,” JAFRA celebrates the unique spirit within every woman, and all the things that make her imperfectly perfect and individually beautiful.   JAFRA is committed to achieving its mission of transforming the lives of millions of women around the world!

Ask Dr. Bunny. Why is knowledge of investments important? Meyer Levy, guest

MeyerMeyer Levy joins Dr. Bunny to discuss investments, real estate, and how he helps people save money everyday!

Meyer is a fascinating person with an amazing story, and it is clear that he loves what he does!  He shares his vast knowledge regarding the three main factors to look for in an investment, his opinion regarding gold, silver and diamond investing, and how YOU can pay your mortgage much faster! Meyer also gives insight on reverse mortgages, and why buying real estate can be your best investment.

Tune in for tons of valuable info in this very special interview!

What is a reverse mortgage:

A reverse mortgage or home equity conversion mortgage (HECM) is a type of home loan for older homeowners that requires no monthly mortgage payments. Borrowers are still responsible for property taxes and homeowner’s insurance.

Wikipedia defines an investment:

To invest is to allocate money (or sometimes another resource, such as time) in the expectation of some benefit in the future.

In finance, the benefit from investment is called a return. The return may consist of capital gain or investment income, including dividends, interest, rental income etc., or a combination of the two. The projected economic return is the appropriately discounted value of the future returns. The historic return comprises the actual capital gain (or loss) or income (or both) over a period of time.

Investment generally results in acquiring an asset, also called an investment. If the asset is available at a price worth investing, it is normally expected either to generate income, or to appreciate in value, so that it can be sold at a higher price (or both).

Investors generally expect higher returns from riskier investments. Financial assets range from low-risk, low-return investments, such as high-grade government bonds, to those with higher risk and higher expected commensurate reward, such as emerging markets stock investments.

Investors, particularly novices, are often advised to adopt an investment strategy and diversify their portfolio. Diversification has the statistical effect of reducing overall risk.

About Paw Works:

We Shall Lead, Protect, Heal, Comfort and Shelter Those Who Cannot Speak for Themselves.

By working together, we can end the senseless killing of healthy, adoptable animals through education that promotes responsible pet ownership.

Paw Works is a nonprofit rescue organization that partners with county and city shelters to give abandoned animals a second chance at life. Through pet adoption and community programs, we focus on responsible pet ownership and solutions that address animal overpopulation and abandonment.

Responsibility:

Pet overpopulation has become a national crisis. According to the Humane Society:

  • Every 13 seconds, a healthy, adoptable dog or cat is euthanized in a U.S. shelter.
  • Almost 3 million pets are put down in shelters every year, and about 80 percent of them are healthy and could have been adopted into new homes.

Our mission is to drive transformative change in animal rescue, one pet at a time, as we expand the “No Kill” county model throughout California. We are working to promote pet ownership through education and programs that offer free spaying and neutering, training and veterinary care in underserved and low-income areas.

Ask Dr. Bunny. Divorce Real Estate and What You Need to Know! Betty Fernandez, guest.

a1318ec352006241-13403Betty Fernandez, real estate professional specializing in divorce real estate, partition actions and other contested matters dealing with real estate, joins Dr. Bunny to discuss exactly what partition actions are – and what you need to know if things turn ugly when you own a property with someone!  This is valuable info that Betty shares with us, so be sure to tune in & learn more!

More info from Betty regarding Divorce, Partition Actions and other contested
matters dealing with Real Estate (Probates and Trusts):

PROPERTY DIVISION MISTAKES . . . they don’t tell you about!

Imagine finding out that you could have shared the expense of repairing items in your home – the roof, the heating, the plumbing – before you released your spouse from liability. Now it’s too late and you are responsible for all the repairs and the bills that should have been equally divided before finalizing your divorce. Would you like to save thousands of dollars, eliminate huge problems and equalize the division of your property?

Major property settlement mistakes can be prevented during the divorce by having an RCS-D Realtor work with you.

By working with me, I will net you more money whether one party wants to keep the house or sell it.

• Because her EX kept the house, one woman was dragged into bankruptcy after his mortgage refinance application was denied post-divorce and their joint mortgage then foreclosed.

• One man discovered his EX’s $216,700 pre-marital debt became HIS debt post-divorce as a lien recorded during the marriage against title to the house he kept.

• Even a REALTOR learned paying off home equity debt didn’t cancel the account. Her EX “maxed” it out with $25,000 debt secured by the house she kept!

• Because she kept the house, one woman had to pay $12,000 of her EX’s attorney’s fees – even with a property settlement “hold harmless” provision!

• During their divorce, the husband was living in the house for the last two years. After the house sold, the buyer received a cancellation notice from the buyer’s insurance company because the seller committed insurance fraud. The husband didn’t disclose the damage and forged his wife’s name and deposited the $17,000 check into a bank account that he didn’t reveal to the court.

Protect your post-divorce credit score and your family’s financial future . . . Whether you keep the house or sell it.

Warning: Damaged credit, foreclosure or even bankruptcy caused by joint mortgage debt or liability from undiscovered liens CANNOT be fixed AFTER your divorce.

So, you must protect yourself during the early stages of divorce. The disposition of your home can present a challenge for which there are no clear-cut answers in California property settlement laws to guide you through the division of real estate property, which is often the most valuable marital asset. You need an expert.

Did you know? The property division in a divorce is final and you can never undo it – even if you realize later that you made a mistake.

Determine Equity – Don’t Rely on the Appraisal
Currently, the loans secured by the property are subtracted from the appraised value of your home. This is how they calculate the equity. When you buy-out your spouse’s share of the equity to refinance your home, this is the number that is used! The appraisal does NOT include a thorough investigation of the condition of the property which could be hiding thousands of dollars in pending repairs and maintenance issues.

Spouse Keeping the House
When you buy a property, you always get a home inspection and termite inspection, so why wouldn’t you get one now during your divorce? A buyer will renegotiate the price or have the work done BEFORE buying the property and is fully aware of the property’s condition.

This option has not been offered to the spouse wanting to keep the house.

When you work with me, I will perform essential real estate due diligence to easily obtain evidence of your actual house value; because getting an appraisal and subtracting the mortgage does not determine the equity in your property.

When you fight to keep the house make sure you are not giving up your financial security in exchange for a house you won’t be able to afford in the long run. After working with me you will be able to determine if keeping the house is in your best interests.

Spouse Leaving the House
Until the Spouse keeping the house refinances the loan, you are equally responsible for the mortgage payment. This will keep you from being able to move on with your life and buy another property.

Finding out the condition of the property is also important for you because it will eliminate any additional expenses and unknown maintenance issues to the other spouse, which may prevent them from paying the mortgage on time, thus affecting your credit months after you’ve moved out!

Discover critical mistakes in divorce real estate beyond the scope of appraisals – preventable during divorce but NOT fixable after.

To prevent major real estate mistakes, use due diligence. Gather information and investigate, using real estate and financial professionals who are trained to protect you during divorce.

Today, divorcing couples have the benefit of divorce-trained real estate teams which will work collaboratively with therapists, attorneys and financial consultants to help them through one of the most emotionally difficult stages of life.

As an RCS-D Realtor, the thousands of dollars I can save you will bring you peace of mind throughout your entire divorce process.

Ask Dr. Bunny. More than one kind of Dairy allergy? Elana Daley, guest

ElanaDaley

Elana Daley, Arbonne Independent Consultant, joins Dr. Bunny to discuss how a dairy allergy may not be just lactose intolerance.  Elana learned long ago that it was the casein (protein) in dairy that she was allergic to.  Along the way she has discovered what her body is sensitive to, and what helps her feel terrific!

Elana also shares her story about how perfectly Arbonne has fit into her healthy lifestyle!

Tune in and learn more about her fascinating journey.  A very informative interview!

About Elana Daley:  Re-invent, invigorate, and passionately recreate who I am. That’s what Arbonne is doing for me. Have you ever met someone who’s energy is contagious? The entire company is filled with men and women with passion and energy.

“Career Woman gone Mom” is the name of a book I started when I entered motherhood for the first time. I had a true identity crisis. It was difficult to shift from corporate to full time motherhood. I had no idea what would come, and I fell in love with my family. Upon realizing that I did not want to return to corporate life but remain a stay at home mom, I also found that I missed having my own career.

I did not marry until I was over 40 and had my only child late. Before marriage I had started a successful training and coaching company and then stepped into our family business to help my husband while I stayed home raising our son. The work was not fulfilling. I wanted more.   I also knew that returning to coaching and training would require me to travel and I did not want to leave my family.

I attended a Healthy Happy Hour at the insistence of my neighbor. I knew it was about healthy products and I had been invited to other nutritional events with poor quality ingredients. With reluctance I attended. I have many food allergies, so I was cautious. Upon being introduced to the protein shakes, I immediately read the ingredient labels. Then I began reading all the product labels for the clean eating program and tasting each product. I reviewed the details of the 30 Days to Healthy Living program. It followed everything that my doctor of 24 years prior had advised me about eating healthy and training clean. Because of many food allergies, I was still skeptical and thought, “I”ll give it a try”. Being the discount queen, I signed up as a consultant to get the best price and bought the 30 Days To Healthy Living Set and the RE9 skin care line.

My first Clean Eating Challenge went well, but I did not give up sweets. My coach, Tracy Schuetz told me, “if you’re going to do this, do it right and go all the way”. So I started the Clean Eating Challenge again and gave up sweets. I knew I could not make it alone so I invited 3 girlfriends to do it with me. They became my accountability team. My first month I lost very little weight but I lost 1 1/2 inches in my waist, and 1 inch in my hips! As I made eating clean a priority, I realized that this was about getting healthy. I dropped from size 10 to size 6 in two short months. As I began to share my experience, more and more friends wanted results like mine.

The rest is history. I have had great results from the 30 Days to Healthy Living program. I have more energy, my memory is spot on, and I am more alert. I get compliments from strangers on my skin and I tell them about the RE9 skincare line. All I do is share my enthusiasm, my love of the products and most of all my results. It’s a blast reuniting with friends, helping them get results, and growing a business that I believe in.   I never thought I would be in network marketing. It’s hard not to share when I feel so passionately and believe in the products and philosophy of Arbonne. Join me in building your business with Arbonne.
