Farm Talk with Paul Ward. Quick thinking saves a ranch on a fiery Halloween night!

In today’s show, Paul tells us about the fiery Halloween that was experienced in Ventura County & surrounding areas this year.  The “Easy” fire, the “Getty fire, and the “Maria” fire, all happened on, or near, Halloween.  The Easy fire was in Simi Valley, the Getty fire was near the Getty museum in Los Angeles, and the Maria fire started on a mountaintop between the city of Santa Paula and the township of Somis.

Paul talks specifically about the Maria fire, how it affected an area of Somis where he has a ranch property for sale, and explains the reasons why that ranch is still standing today.

Tune in and learn how a quick-thinking ranch hand and a 15,000 gallon cistern helped keep this ranch, and those surrounding it, from burning down!  A fascinating & incredible story!

Farm Talk with Paul Ward – Researching Plotted Easements when Considering a Real Estate Purchase

In this edition of Farm Talk, Paul discusses easements when buying or selling property. Paul explains what an easement is, and what the purpose of it is.

Paul also tells us some important questions to think about regarding easements of a property, such as:

– Who typically would have an easement over a property that you are purchasing?

– How do you find out about easements when buying or selling a property?

– How do you protect yourself when buying property, when it comes to easements?

So, why should you care about easements? Well, one of the many reasons would be because if you plan to build on your property, you won’t be able to build over most easements. Also, if a neighbor has an easement on your property, it may be startling to see someone on your property. You certainly don’t want to have these questions after you close escrow.

Farm Talk with Paul Ward – Seller Financing Is Doable!

In today’s Farm Talk show, Paul discusses seller financing and tells us why it is doable. People ask Paul all the time about seller financing and more often than not, it’s not considered an option.  Paul shares a great story with us about a current listing he has where farm financing is not an option due to the orchard being reliant to county water, which is very expensive.  If the orchard didn’t exist, it would not be planted today.  For this particular property, the water costs eat into any profits.

Paul explains the challenges for the different loans that are possibilities with this kind of property.  In the case of this property, a nextdoor neighbor has made an offer, but has requested some seller financing for 5 years, which Paul explains could benefit both the seller, and the buyer.

Farm Talk with Paul Ward – Buy a Ranch vs. Building From Scratch?

On today’s show, Paul discusses the differences between buying an existing ranch, or starting from scratch and building your own.

Paul tells us about the advantages, and disadvantages, in both.  If you purchase an existing ranch, you can imagine that there are quite a few things that are already built and ready – such as a barn, guest house, animal structures, corrals, orchards, etc. But what you might not realize is that there are other very important things in place, as well – such as underground water, natural gas, and electricity.

The alternative to this, is building a ranch from scratch – purchasing vacant land, designing the ranch of your dreams, and putting it together.  This will appeal to some folks who are very particular and have the time, and the means, to see their vision through to fruition – but there is a lot to consider!

Paul shares a great story about a recent client who was looking at ranch land, both small (5 to 10 acre range), and large (over 100 acres).  His client wasn’t sure exactly what he wanted, so Paul helped him narrow down his wants & needs, and gave him the pros & cons of buying an existing ranch, as well as starting from scratch.
