Farm Talk with Paul Ward – Seller Financing Is Doable!

In today’s Farm Talk show, Paul discusses seller financing and tells us why it is doable. People ask Paul all the time about seller financing and more often than not, it’s not considered an option.  Paul shares a great story with us about a current listing he has where farm financing is not an option due to the orchard being reliant to county water, which is very expensive.  If the orchard didn’t exist, it would not be planted today.  For this particular property, the water costs eat into any profits.

Paul explains the challenges for the different loans that are possibilities with this kind of property.  In the case of this property, a nextdoor neighbor has made an offer, but has requested some seller financing for 5 years, which Paul explains could benefit both the seller, and the buyer.

Tune in and learn what situations make seller financing desirable.

This is show is full of great information that is vital to know when purchasing, or selling, a ranch property.  Don’t miss it!

Farm Talk with Paul Ward – Chatting Real Estate With Uber Drivers

In this week’s show, Paul tells us about his recent business conference in Las Vegas. Over the course of 5 days, he utilized Uber for transportation 10 times, and during those rides, he had an opportunity to chat with each of the drivers. The info he gathered, although not statistical, was really quite interesting!

Paul learned that, out of the 10 drivers, only one was a native to Las Vegas – all the other drivers had come from different locations, and 2 had even come from different countries. They were attracted to Las Vegas for the low cost of living and were able to earn approximately $30,000 being an Uber driver.

When one of the Uber drivers asked Paul if he had any important tips about real estate, he was very happy to help! Tune in and hear what valuable info Paul shared with her – it’s great info we all need to know!

Farm Talk with Paul Ward – Buy a Ranch vs. Building From Scratch?

On today’s show, Paul discusses the differences between buying an existing ranch, or starting from scratch and building your own.

Paul tells us about the advantages, and disadvantages, in both.  If you purchase an existing ranch, you can imagine that there are quite a few things that are already built and ready – such as a barn, guest house, animal structures, corrals, orchards, etc. But what you might not realize is that there are other very important things in place, as well – such as underground water, natural gas, and electricity.

The alternative to this, is building a ranch from scratch – purchasing vacant land, designing the ranch of your dreams, and putting it together.  This will appeal to some folks who are very particular and have the time, and the means, to see their vision through to fruition – but there is a lot to consider!

Paul shares a great story about a recent client who was looking at ranch land, both small (5 to 10 acre range), and large (over 100 acres).  His client wasn’t sure exactly what he wanted, so Paul helped him narrow down his wants & needs, and gave him the pros & cons of buying an existing ranch, as well as starting from scratch.

Tune in and hear some valuable information that will help you make an informed real estate decision!

Farm Talk with Paul Ward – Running an Airbnb

In this fun and fascinating show, Paul Ward talks about the pros and cons of renting, running or using an Airbnb. The upside may be making extra money, getting to know people all over the world, and getting to use your property in a unique way, but you need to know the potential downsides as well.

Tune in as Paul shares his vast knowledge to help his clients be fully informed and prepared!

What is an Airbnb?

Airbnb is an online marketplace that connects people who want to rent out their homes with people who are looking for accommodations in that locale. … For hosts, participating in Airbnb is a way to earn some income from their property, but with the risk that the guest might do damage to it.

A major difference between B&Bs and AirBnB is the on-site staff. Hosts will greet you as you arrive at a B&B. They’ll show you around the property so that you know what’s available during the stay. Hosts escort you to your room, and they’ll allow you to explore the property.  With Airbnb, the communication is done ahead of time and when you arrive all you have to do is enjoy your stay.

Farm Talk With Paul Ward: Overcome Obstacles And Make Your Dream of Country Living A Reality!

Maybe since you were a child, you have had a dream of living in the country. Somehow, you wound up living in the suburbs or the city.

Still – you have not let go of the dream; the dream has not let go of you.

Paul Ward is here to help you figure out how to make your dream of living in the country come true by overcoming obstacles and building creative solutions!

He analyzes your hypothetical situation below. Please keep reading!

Why You Want To Live In The Country:

  • The air quality is better.
  • You love the magic of nature – the stars, the wild life, the crickets at night.
  • You want to grow your own food.
  • You want more animals of your own.
  • You want to host friends and family in the country.

Some Obstacles You May Experience To Living In The Country:

  • Spouse is an urbanite or a suburbanite – a common situation.
  • Distance to work – Is it practical?
  • Starbucks addiction (Yes, this is a real thing.)
  • Kids will be without friends.
  • Grocery store at a distance – where is it anyway?

Solution:  Rent A Property Temporarily!

In Ventura County there are always properties for rent. Though landlords want to rent to people who plan to stay, you can approach the landlord with a proposal. You can offer them more money per month for 6 months. If the rent is $3,000, you offer $3, 200.

Rather than paying for a year’s lease, you may offer them all the money for 6 months up front or increase the security deposit so that they can use it to allay expenses after you leave.

After living in your country house for 3 months or so, your spouse may be able to wrap their mind around a longer or permanent stay.

Paul has great tips for overcoming obstacles to living your dream – Many properties in Ventura County are 3-5 minutes from town!

Listen to his show today for fixes for grocery store worries, Starbucks addiction, your kids and their friends, and more!

Farm Talk with Paul Ward – Buying and Selling with Unpermitted structures

Welcome to this week’s Farm Talk with Paul Ward.
Today, Paul talks about buying and selling with unpermitted structures. He related an experience he had with a former seller who had an incredible property – a beautiful Spanish Style home on 5 acres with a beautiful view, tennis court, swimming pool, guest house and all the bells and whistles. Also included were 16 garages and a guest house. That’s correct – 16 garages! However, it turned out that 8 of the garages and the guest house were constructed without building permits.
What would you do if you wanted to buy or sell the property?
Important questions you should ask:
1. If you already have property and are considering building or expanding, should you pull permits of not?
2. If you have fallen in love with the property that you are thinking about buying, should you buy that property it has unpermItted  structures?
WHAT it was surprising to learn that that the law about permit use did not ‘kick in’ until 1946. Anything that was constructed before that time is considered ‘grandfathered’ in.
Now, Paul has been asked to sell another property, which was built to code, without permits.
How is Paul going to handle it?
What is he going to tell his potential buyers?
What would YOU do in this situation?
Tune in and learn more!

Farm Talk with Paul Ward – Maximizing your budget when selling a home!

In today’s Farm Talk, Paul has some very valuable tips on maximizing your budget when getting your home ready to sell. Paul shares a real case scenario about a home he is planning to list, and what challenges he & the current owners are facing in the process of getting the property ready for listing.  Paul tells us about the good, and the not-so-good aspects of the property, and answers the question: what really needs to be done before selling?  Obviously, a seller doesn’t want to spend money, if they don’t have to, but remember: You only get one chance to make a great first impression.

Paul starts with a list of what is non-negotiable.  First off, anything that is FREE, is non-negotiable – in other words, picking up personal items and putting things away is free and NEEDS TO BE DONE.  Also pruning dead flowers & plants needs to be done.  And there’s more!  This is an excellent show that is full of great info & advice.

Farm Talk with Paul Ward – 4H Livestock Auction! Auction Day is August 9.

The 2019 Ventura County Fair is here!  Paul is very dedicated to, and involved with, lending his support to the 4-H kids who enter the Ventura County Fair with their animals.  They send him letters and photos of their animals!

Today, on Farm Talk, Paul reads some of the letters that he has recently received from a few of the 4H kids he has helped with his sponsorship.  Paul makes what is called an “add-on contribution”. Add-on contributions are a great way to support the 4-H participants, and help offset the cost of raising the animal.

Today’s letters are from middle school kids & upper elementary school kids.  The letters give us an idea of what kinds of kids are involved in the 4H program.

The first letter is from Clara, who is 14 years old, and is going into 8th grade in Camarillo, California. She says she has raised a lamb, named Roger, and a goat, and has recently been elected co-vice president of her club. She invites Paul to visit them at the Fair.

Tune in to hear more great stories on this heartwarming show that is sure to bring a smile to your face!

Farm Talk with Paul Ward – Zoning in Ventura County

Paul Ward

Paul Ward educates and enlightens us concerning everything we should know about zoning in Ventura County.

Did you know that there are zoning ‘categories’? Paul explains that there are 2 specific categories to be aware of: AE and OS.

AE refers to ‘Agriculture Exclusive’ which allows for most farming activities and also allows for building a primary residence, building a guest-house, a workshop barn or an equestrian barn on the property.

OS is all about ‘Open Spaces’, which you might think would be the easiest to obtain because it allows for more uses such as: a dog kennel business, Wedding venue, B & B and other businesses. The challenge is that you must have a Conditional Use Permit to obtain these businesses and those are not always that easy to get. Often, the neighboring residents get involved because of the potential increase in traffic and noise.

Paul breaks down the description of each zoning category as well as the Conditional Use Permit.

This is a very interesting episode full of excellent information.  Tune in to learn more!
